The Problem

New Hampshire Over-Assesses
Every Single Year.

New Hampshire towns are incentivized to value both residential and commercial properties high. Most owners never file an abatement — or don't know how to do it effectively. That's thousands walking out the door every year.

New Hampshire Tax Rates

Effective rates range 1.5%–2.5%+ of assessed value for both residential and commercial properties. On a $2M property, that's $30,000–$50,000 per year in taxes alone.

Mass Assessment = Mass Errors

Town assessors use automated models that routinely overvalue properties. Individual property condition, vacancies, and income are rarely factored in.

Abatement Works

The majority of property tax abatements result in reductions. Many are resolved at the Selectmen or BTLA stage without needing further appeal.

FAQ

Common Questions

What does "contingency" mean?
You pay nothing upfront. Our fee is 30% of the first-year tax savings we achieve. If we don't reduce your taxes, you owe us nothing.
When is the New Hampshire abatement deadline?
You must file your abatement application with the Selectmen by March 1 under RSA 76:16. This deadline is set in stone. We recommend contacting us as early as January.
Do I need to attend the hearing?
No. As your licensed representative, we handle all filings, evidence preparation, and Selectmen hearings. You sign one authorization form and we take it from there.
How much can I realistically save?
New Hampshire property owners typically see $5,000–$40,000+ in annual savings depending on property type and current assessment. We'll give you a realistic estimate upfront before you commit.
Can I appeal every year?
Yes — and you should. In New Hampshire, you have the right to file an abatement every year by March 1. Many of our clients work with us every cycle.
What if my abatement doesn't win?
You pay nothing. That's the deal. We take on the risk so you don't have to.
