Four Steps to Lower Taxes

We handle everything from evidence to hearings. You sign one form and wait for the savings.

01

Free Property Assessment

Send us your property address or parcel number. We pull your municipal assessment data, run comparable sales, and analyze your property's income potential. Within 48 hours we tell you your appeal strength, a conservative savings estimate, and our honest go/no-go recommendation.

No cost, no commitment. If we don't think we can win, we tell you that upfront.

02

You Sign One Form

Two documents — that's it. An Agent Authorization lets us represent you before the Selectmen and BTLA. Our Contingency Agreement spells out our 30% fee, which only applies if we reduce your assessed value.

What you never have to do:
Pay any upfront fee or retainer
Gather evidence or comps yourself
Learn assessment methodology
Attend any hearing
Talk to the municipal assessor
Track open book deadlines
03

We Handle Everything

Our licensed consultants build a full evidence package and represent you at every stage. Most abatements settle at the Selectmen or BTLA stage without needing further escalation.

1
Selectmen Abatement
We file your abatement application with the Selectmen before the March 1 deadline under RSA 76:16, presenting evidence and negotiating a reduction.
2
Build the Evidence Package
Income approach analysis, comparable sales, assessment methodology review, and property condition documentation.
3
BTLA Appeal (if needed)
If the Selectmen result is unsatisfactory, we appeal to the Board of Tax and Land Appeals.
4
Comprehensive Case Preparation
We handle all documentation, hearing preparation, and representation through every stage.
04

You Save Money

Reduction confirmed. Your new assessed value is locked in for the tax year. Tax bill drops. Our invoice is 30% of first-year savings only — nothing in year two or beyond.
